[WSBAPT] FW: TODD Template

I had the opportunity to prepare and record a TODD last year for someone
who died shortly thereafter.  The beneficiary filed the REET and Death
certificate and the home was sold within weeks.  Title did not seem to have
issue with approving the sale.  I am not sure what the other particulars
were but I was not involved in filing an affidavit or preparing any other
document.  Heather raises good points and now I wonder if I should wait for
the 4 month or 2 years to pass or advice clients to wait.
