[WSBAPT] Grandchildren Bequest

Hello,

Need some help brainstorming on the best way to make the following bequest
in the grandparent's Will;

PCs (husband and wife/grandparents) want to leave a provision in their Will
for a specific building they own to be sold and divided between their 11
grandchildren (mostly minors) if both are deceased. There may be additional
grandchildren in the future as well.

PCs are not interested in a trust of any kind now and may sell the building
in the next few years anyway. I am struggling on how to best make this
bequest. They would like only one of their daughters to be the trustee for
all of the minor grandchildren's trusts.

Would a testamentary trust that directs the trustee to form an individual
trust for each minor grandchild be the best way? There are several minor
grandchildren as of now and with significant age gaps so a single trust
with distribution upon the youngest reaching age 21 may not work as well.
They don't want to make the eldest wait until they are 40+ to receive a
distribution.

Any other suggestions? Has anyone dealt with a similar fact
pattern/distribution?
