[WSBAPT] Not sure what my client needs, but surely one of you will tell me- Commercial property

I have a client (87 years old, but very competent) who has a small piece of
commercial property in a desirable location.  He is currently using it as a
machinery repair shop, but logically it should be sold to a developer who
would build spendy condos with an astounding view.  Sale is tricky, though
- any developer would also want to buy one or more adjacent properties, and
my client's building is co-owned with another gentleman (also willing to
sell at the "right price").  My client needs to work with someone who can
look at his property and figure out how much to sell it for, and maybe even
talk to the neighbors.  In other words, come up with a rational plan.  I
was thinking a commercial appraisal, but we need a little more handholding
than just a report.  Realtors are constantly approaching, but I do not
believe they are giving him realistic reports, I believe they just want the
listing.  Thoughts & recommendations?
