[WSBAPT] Property Transfer

I have an estate being probated in Snohomish County.  The PR is the sole
beneficiary.  The real property (in King County) was put up for sale and
an offer is pending; closing is scheduled for April 25, 2014.  Title
company just discovered that the decedent did not probate the estate of
her sister, with whom she shared ownership of the real property.  If I
open a probate for the other sister and prepare a PR Deed of Distribution,
is that sufficient?  Will I need to have it recorded with an excise tax
affidavit before closing?  Any thoughts on whether I need to give the PR a
heads up that this cannot be done in three weeks?  Thanks in advance –
