Could you explain how one 60,000 sq. ft. retail development is more destructive to the environment than 30-2000 sq. ft. businesses would be? Why do you think that they would use more water? Particularly if they are capturing rain water for their landscaping needs?

As to your contention about traffic, I'm sure that people who live within walking distance of a "big box" will. Just the same as with the coffee shops (you don't imagine that all the folks sipping their mochachinno grandes at the various downtown bistros walked there, do you?)

Coffee shops, restaurants, and other small enterprises are great but they shouldn't exclude larger development.
