[Vision2020] Mis Management AGAIN!

Phil:
Just because you say so doesn't mean that this particular research
should have been done or should now be done. But, I'm pretty
confident that if you followed the suggestions given, you would get a
reasonably reliable number. One appraisal would not necessarily give
you any better because EACH landowner would be entitled to submit
evidence from his/her/their own appraiser if emminent domain were
exercised.
I don't know what's in every building off the top of my head, but I
do remember there are at least two law offices, one insurance
business building and at least one apartment building. I've been
inside several of them, but regardless, the condition may not be as
important as the location. Any lot in the downtown business area
(such as these) has more value than, say, the average lot of the same
size in a residential area of town. The landowners get paid
according the "highest and best use" of the property. What to you
think the block is worth off the top of your head? Do you think it's
possible that it's worth less than $1 Million? I sure don't see any
way. $2M? $5M? Whatever, the comparative cost of the vacant ground
the district was looking at (in various locations, not just the
Trails) was under $500,000. I don't recall the details of the
Trails' offer, but wasn't it substantially cheaper than even $500k?
Doesn't seem to me like this is an area where the District or FPC
mismanaged anything, but I understand that's your interpretation, so
maybe we'll just disagree on this one.
Mike
PS: Maybe all the folks on Jefferson would donate part of their
property or give the District a reduced price, but I won't hold my
breath while you go ask them.

Obviously your PHD is turned off today...............
1. Go to the Latah County Assessor's Office in the Latah County Courthouse (see MapQuest, if you are not sure where it is located).
"There is not one of the assessors numbers that is "truly market value." Under the law the person under eminent domain is to get "fair market value." This means you have to be a LICENSED APPRAISER."
2. Ask the nice person(s) behind the counter to see the valuations for the properties on the east side of Jefferson between 3rd and 5th streets..
"See above!"
3. Write them down.
"See above!"
4. Add them up, getting Total A.
"See above!"
5. Ask a realtor whose is familiar with commercial property in Moscow how much they think the properties are undervalued in the assessor's valuations.
"Realtor's valuations are not valid in a court of law."
6. Adjust Total A giving Total B.
"See above!"
7. Report Totals A & B to V 2020.
"This is job that the school board has been hired to do. To run and manage our school system. They are not doing their job. As you have just have stated."
8. Consider those 15 -30 minutes well spent in informing yourself and the community.
"Again, it's not my job. I will take the $100,000.00 job and do it happily. We won't have a 5-1 ratio that's for damn sure."
Unwilling? I am sure most will then draw the correct conclusion.
"Unwilling has nothing to do with it. It would be illegal for me to appraise anything. I am not a licensed appraiser. GROW UP! This is just sport for me. I enjoy the stupidity. However, I am trying to keep things in check for our children and the community. Thank you for bringing yet another item of discussion about the school boards mis management."
Phil
W,
I am not credentialed to do this. The school district is not doing their job. They should have already had those properties appraised for eminent domain so the FPC people could start making some sound judgements and decisions. Me and you pay the school district to do these jobs. If they are not willing or able to do it, they need to be dismissed. Don't you think this should have been done? I asked about eminent domain at the open house and was told, "they did not want to hurt anybody's feelings." Why do you
think eminent domain ever came into existence?
Regarding me spending any money.......... Well, I do. I pay thousands of dollars in taxes. I pay taxes for those individuals to do proper management of the school system. So do you. The school district has dropped the ball for years. Because of the years of mis-management we now find ourselves in this predicament.
I do not know what you mean by, "Courtney/Wenders/sick-goat shit" but for me personally I am tired of the dog and pony show. I want straight answers and prudent management.

Phil,
We are not testing anyone. We are trying to raise issues and gain information that will help the community solve a real problem of consequence.
Do you want to be a committed nay-sayer like miserable, real friendless Wenders and Courtney (a pariah even within the cult) or do you really want to contribute to solving an important community problem? If so, then do the simple research on approximately what the cost would be of condemning and acquiring the land on the east side of Jefferson between 3rd and 5th streets and report this information to V 2020.
If you are not willing to do this simple task for your community, then most of us will conclude that you are against spending any amount of money to address Moscow educational problems and that all your posts have been are Dale Courtney/Jack Wenders type smoke screens. Based on some of your posts in the past, I thought you were a more thoughtful person. I hope you can reassure me on this point.
W.
PS. Although Keely and I seldom agree on matters of Weltenschaung, that does not prevent me from seeing that she is an honest, caring, very hard-working school board member. You should see that even among many that opposed the levy, the Courtney/Wenders/sick-goat shit you have thrown at her has, in fact, back-blown onto you and Donovan.
Are you man enough to be constructive? Then let's see the financial figures on your suggestion for an eminent domain condemnation!
