[RPPTL Leasing Committee] Distress for Rent

I have a case where a commercial tenant in default has left valuable equipment in the premises.  In addition to the landlord's lien, there are two creditors with filed UCCs.

Does anyone have significant experience prosecuting a distress for rent action to determine lien priority and resulting in a sale of the tenant's property and disposition of the proceeds?
