Hello all:  Please let me know if you have any input on the following situation.

I have a landlord who is going to lease a single family home to an employee of a Florida corporation.  The corporation is responsible for making the rental payments.  I am troubled with the thought of putting the corporation on the lease since it is not in possession, but I do not think that an unconditional guaranty signed by the corporation fits this responsibility to pay monthly rent.  Instead, I’d like to insert a suretyship provision (co-signer) in the lease stating that corporation is a party to the lease solely because it is responsible for payment of rent, that corporation is not entitled to possession, will not be named in an action for possession (should my client agree not to seek fees), but will be named should the landlord desire to seek damages.

The goal here is to not have to name the corporation in the residential eviction only action.  Thoughts?  Thank you.
