[RPPTL LandTen] Boat slip in conjunction with rental

I am handling an eviction of a boat from a boat slip.  I have advised my client,  I do not know what he will do with the boat when the Sheriff puts him in possession of the slip.  I have suggested that he arrange to tow the boat  and trailer it  and take to a storage lot or a marina to be storage.  Client does not want to spend the money, however, I do not have an answer as to what to do with the boat after the client is put in possession of the boat slip.

My concern is the issue of what would occur in the event of an eviction.

I have no experience in boat slip rentals in conjunction with a residential apartment rental or what laws would govern.

I focus on tenant removal, not boats.  I see situations where they leave the boat, fail to pay for the slip rental or maybe they will rent the slip to third parties.

“I am hoping you can review the attached addendum regarding boat-slip leases at our River Reach property.  I know you have been consulted on this issue previously, and advised us that there are tax and liability considerations, but we are trying to come up with a workable solution for the property and/or reiterate why we should not adopt these policies.  Property management wants to include a late fee of $100 on the 4th of each month and $5 each additional day rent is delayed.  They also want a clause requiring residents to keep their slip-lease for the duration of their residential lease and require that non-residents give a 60-day notice to vacate.  I added these to our existing addendum, in track changes, for your review.
