<p class="MsoNormal"><span style="color:#002060">Who amongst you can and is willing to help here? This just came to me from a very concerned daughter.<o:p></o:p></span></p>
<p class="MsoNormal"><span style="color:#002060">Older couple experiences some financial difficulty and wants to sell their house. They are contacted by a "we buy houses" company. Company has couple sign an "</span>
<span style="color:#002060">Agreement to Sell Real Estate." (I am still working on getting a copy of that). Company convinces couple to then create an LLC, transfer their house into the LLC, and then sell the LLC to the company under the terms of an "LLC
Purchase Agreement." Company pays the couple $25,000 in exchange for signing the LLC Purchase Agreement, which also indicates that the couple will provide seller financing for what appears to be a sale price for the house, with payment due "60-90 days after
closing or sooner." Company has couple sign an addendum to the Agreement to Sell Real Estate, which requires the older couple to be out of the house no later than May 1, 2025 and, if they are not, "they shall forfeit $200 per day to the Buyer." Older couple
is very confused about all of this. Daughter is very concerned that her parents are being taken advantage of (and I wholeheartedly agree).<o:p></o:p></span></p>
<p class="MsoNormal"><span style="color:#002060">Who amongst you has successfully resolved a situation like this before and is willing to deal with that again? In addition to being a shady dealing all on its own, this also smacks of elder abuse.<o:p></o:p></span></p>
