<p class="MsoNormal">I have a situation and need someone to take this case. I worked with an old friend of the family in April of 2021, and prepared for her a TOD deed favoring her goddaughter. She died, and I was contacted first by her estranged son (only
child) who claimed to have a quit claim deed from his mother on this property that he hadn’t recorded. He was lying. The goddaughter contacted me, and it took me a few weeks to obtain the death certificate because I was not her next of kin or PR (nice new
rules – thanks legislature!). In the meantime, the goddaughter came up with and paid the back property taxes. <o:p></o:p></p>
<p class="MsoNormal">Goddaughter contacted me yesterday and noticed that her son was listed as owner when she tried to pay the second half of 2024 property taxes. Sure enough, he recorded the deed dated 4/25/2013 with a forged signature. (This date is relevant,
as it is the same date of the three other quit claim deeds that the decedent did sign while refusing to sign the one for this property – signature looks practiced but I can detect the forgery)

<p class="MsoNormal">Both her death certificate and his fraudulent deed were filed the same day, September 25, 2024.

<p class="MsoNormal">Goddaughter does have a gift deed dated September 13, 2017 from decedent that she didn’t record.<o:p></o:p></p>
<p class="MsoNormal">Son will very definitely evict goddaughter and her family as soon as he gets to it.
