   3.  Prohibit parking beyond that which is consistent with a residence.  Require all vehicles to be parked on the premises, and not on the street.

   4.  Require a certificate of insurance be submitted documenting that the dwelling is insured for use as a short-term rental.

           The question then becomes, what can you do. I am not aware of any authority that says you cannot regulate them. Most covenants have general  language about nuisances and such. So my thoughts are;

      1. You need a system of fines for violations. If you have generic nuisance language, you can articulate more specific behaviors that fall under that. The important part is to have consistent enforcement. You have to make sure to build in a due process component such as an appeal to the board but timelines have to be definite.

      2. You could limit numbers of people depending on numbers of bedrooms and septic approval.

      3. You could limit campers and such that are used to exceed approved septic limits. 
     </div>

      4.  You could require them to be registered with the HOA with a  specific point of contact in the event of problems. I have even considered the idea of requiring them to be professionally managed. 
     </div>

            I am wondering if anyone else has any other ideas. The key, to me, is to stay on top of it, and if you  have an irresponsible owner that does not control the on site conduct, that you have sanctions in place to force the owner to control the conduct.

       If the covenants of the homeowners association prohibits businesses, but has no restriction on short term rentals is conducting an Airbnb on your property, considered a business that is restricted by the covenants or is it just a short term rental which is not restricted your input would be appreciated. Thanks
