<p class="MsoNormal">So far as I’m aware there is no way to remove the document from the public record. The court should enter a judgment declaring the deed improper for whatever reason and declaring it to be of no force and effect. The judgment should have
indexing information on the first page as affecting real property per <a href="https://f.xdref.com/?id=24QLA7JJ028561&from=wsbarp-bounces@lists.wsbarppt.com&to=j.mccrady@pstitle.com&url=https://app.leg.wa.gov/RCW/default.aspx?cite=4.64.030">
RCW 4.64.030(2)(b)</a>. That way a title company will pick it up. Optionally a certified copy of the judgment also could be recorded with the Auditor.<o:p></o:p></p>
