For what is worth,  I represent many residential landlords. About 90% are in the process of liquidating all of their WA property and 1031ing the proceeds to other states. They could carpool to Idaho Montana, Wyoming and Nevada. Wa is losing thousands of rental
 properties because of the short sighted government policy. Those with appropriate multi family units are turning them into condos and selling them off. ( I have done more condo conversations in the last six months than in the last 6 years) It will be an owners
 only market shortly. Personally I am currently in Texas looking for replacement  property for my 135 doors in WA. What the legislature does not understand is that we are not required to stay in WA and indure the nonsense. There are other markets and we are
 all heading out. Combined with the repressive inheritance tax I see no reason to stay invested in WA and neither do my clients.
