I handled a transaction like this several years ago where the seller retained the right to proceeds from the crop that was planted and after that, had no ongoing rights in the tidelands or a shellfish lease.

She wishes to sell the property but retain the tideland rights and the contract. Is this even possible? I can think of folks who retain mineral rights but tideland rights may be a whole separate bag of worms.</span>
