<p>I would NOT do a joint tenancy. If a joint tenant ended up with
a large judgment against them that could be very bad, even with
exemptions. <br>
</p>
<p>If this isn't sitting on land with a title elimination I'm not
sure what you could do. DOL does have survivorship title options,
but none I'm aware of that gives the survivor no interest in the
property until death.</p>
