    <p>There was a statute passed maybe 5-10 years ago that required the
      holder of such reservations to re-record their interest in order
      to preserve it.  Not sure whether that would apply to the state.</p>
    <p>Those types of reservations are quite common in the Renton, Kent,
      Black Diamond, etc. areas due to coal.  They seemingly have not
      stopped development.<br>

        <p class="MsoNormal">All: Good morning.  In reviewing a Title
          Commitment for a client, I discovered that the State had
          previously owned the parcel as school lands and upon selling
          the parcel in the early 1900s, the State expressly reserved
          the oil, gas, and mineral rights in or upon the lands and the
          right to explore and extract the same.<o:p></o:p></p>
        <p class="MsoNormal"><o:p> </o:p></p>
        <p class="MsoNormal">I’ve seen such a reservation before, but
          because the reservation poses some challenges if my client
          were to develop the property in the future, I’m curious: (a)
          has anyone attempted to request that the State release such a
          reservation before?; (b) what is the likelihood of success?; 
          and (c) who would be the appropriate person/entity to contact
          to start the discussion?<o:p></o:p></p>
