<div> I am not familiar with timeshare extractions but can indicate a few things.</div>
<div> I am very familiar with the Grand Mayan resort in Nuevo Vallarta which is about 15 miles north of Puerto Vallarta. There is also one in the Marina district on the north end of PV. The latter is small and not very enticing. The former is a really nice resort complex with a lot of amenities. </div>
<div> There are web sites where people sell their weeks or just outright sell the whole package. Redweek.com is the one I know of. If the timeshare is at Nuevo Vallarta, it might be very salable if your client is reasonable about the price. People seem to think the value of their timeshare is consistent with what they paid. This is not the case. I have used Redweek to buy a week of time from an owner and it has worked very well and a cheap was to go. In looking at the site, both for selling weeks and an outright sale, there seem to be two categories of sellers. There are people who vastly overestimate what the worth is and then people who are realistic. </div>
<div> If you look at the site, people tend to puff how many people the unit can hold. So it gets confusing comparing what the market looks like. In Nuevo Vallarta, the primary units are two bedroom with a living, dining, and kitchen area in between. However, some people only buy a bedroom, while others have one bedroom with the living, dining, and kitchen areas. Some people claim the two bedroom units sleep eight which people are on sofa beds, etc. So in comparing, you need to look at the bedrooms, not the number they claim to sleep.</div>
<div> Also, when you are searching, they are phasing out the name Grand Mayan and are going by Vidanta. Also, at the Nuevo Vallarta location, there are at least three different levels of units depending on what building you are in and the amenities that attach to each. However, with the units I am familiar with, the configurations tend to be the same, although the Luxxe units, which are the top end, have and extra small room off of one of the bedrooms that can be easily used for sleeping on a sofa bed. My description of the units applies to the Nuevo Vallarta location and to the Grand Mayan and Luxxe units. I have been to the PV location but have not seen the units. I know someone who has and could check for you if need be. </div>
<div> I also assume that the client's contract has some provision for transfer fees, etc.</div>
<div> A lot of people are aware that some areas of Mexico are not safe. Some of the information is overblown, but in some areas there is valid concern. Puerto Vallarta is an area that is safe. I have been there many times, and have gone north as far as Sulylita(sp?). Never a problem. However, with the demise of el Chapo, the situation is a bit more fluid as there are power struggles going on. </div>

Listmates, I start the new year with the perennial question of how a client can get out of a Mexican timeshare ( Grand Mayan in Puerto Vallarta).
