<p class="MsoNormal">Looking for some guidance on coworking space agreements. At what point does the offering of coworking services cross the line from being a license for a use to a lease with tenant rights?

<p class="MsoNormal">If a party is merely using a virtual space for conference rooms and mail service vs. renting a private office, the party in question does not appear to have any property rights in the virtual space.

<p class="MsoNormal">Whereas, if the party is renting a private office, it would appear that this is a lease/sublease which would come with some inherent property rights.

<p class="MsoNormal">What if the arraignment was for a shared office within a coworking space in which the party shares the office with an unaffiliated person or merely an agreement for a dedicated desk in an open work space?
