[WSBARP] Canadian citizen with WA real property estate plan

Hello,

Unfortunately, if the property is in the decedent's name or a trust, it is
considered sitused here and a state tax return will be required.  The state
is similar to the federal government and includes most property, regardless
of where it is situated.  Once the tax is calculated, it is reduced based
on the percentage of out of state property.

Note:  If the property is held in an LLC, the LLC ownership follows the
owner and if the Member is not in WA State it won't be taxed as WA property
(but still can be taxed if the decedent has other tangible or real property
in WA).

If you would like to have the support for the rule, I can send it but not
until next week probably.
