Hi Mark, that is squarely in my wheelhouse and I will be happy to talk with him, however the news will not be good. You cannot do a 1031 into foreign property. It is considered " non like kind" with US property. Some exceptions under very specific conditions apply to US Virgin Islands, Guam etc. No real solution to avoid tax other than a 1031 but that needs to stay in the US. If he does not want to be a landlord there are some passive investments that may interest him. Happy to speak with him. Thanks, Craig Gourley

Dear All:
PC owns a 4-plex in Auburn. He has thought about selling the Auburn property but knows that he would be hit with significant capital gains. So, in his call, PC expressed an interest in exchanging the Auburn property with real estate in Abu Dhabi or Dubai where he has family.
I don't do 1031 exchanges (or if that would even be applicable), and I do not handle transactions involving foreign properties.
Who amongst you would be willing to talk to this PC?
