I agree.  We have insured around real estate contracts when the facts seem to indicate the contract is long paid.
We have the purchaser sign and record an affidavit of payment.  Your contract that matured in 1990 would be within the time frame I would consider insuring around.
I also second the nomination of Don Peterson for King County title issues
