[WSBARP] Quieting Title in Property not Transferred by Original Grantors

LIstmates,

 

Clients own two adjacent surveyed parcels that were part of larger parcels
purchased by clients relatives years ago. Now a title company is telling us
an area shaped like a circle was never conveyed by they original grantors to
clients relatives.  Clearly, the circled area, that is located within
clients surveyed parcels has been used by the clients relatives and now the
clients for over forty years.  My question, the circle area has no legal
description.  Do I just quiet title based on the legal description for the
surveyed parcels?  Also, the original grantors are long dead and no known
relatives of them have been found.  I will be publishing the summons.  I
guess the case caption for the defendants is "All Relatives and heirs of
[the original grantors]?
