[WSBARP] Quiet title action - lost fulfillment deed, and deceased creditor

This is also out of my current scope of practice, but I had a similar issue arise earlier this year. The title company checked into the matter and was willing to insure it, excepting the lost lien when the creditor could not be located. The lien was also about 20 years old, so maybe that made the difference? We did not end up having to do a quiet title action.
