[WSBARP] Ground lease

I'm reviewing a ground lease for a client. Client owns vacant land. Prospective tenant would build a car wash. The tenant proposes to not start paying rent until it's built out the space, which could take quite awhile. This doesn't seem right, but I'm not sure what's customary. I would be grateful if anyone would be willing to chat with me about customary financial terms.
