First of all you could check with commercial Realtors determine what the per square foot lease rate is for comparable property or base it on the specific cap rate for that area and that kind of property in which event you would need to determine the fair market value of the property then multiply it by the cap rate and also I assume you'd want a triple net lease if tenant is leasing the entire premises.

Hi, folks.
I have a client who has a commercial property, I'm helping her get a lease together to start renting some of it to a tenant. My problem to solve is how to price it. Any advice or resources on how to figure out the market rate for commercial rentals in Everett / Marysville areas? (The type of space would likely go to a service-type business like a dog-grooming business or a some similar retail services business.
