We've used Timberland Bank for note servicing. Their pricing is very reasonable. https://www.timberlandbank.com/resources/note-servicing
I don't think the bank can record the reconveyance. The Deed of Trust would typically name a title company as the trustee, and then the title company can take care of filing Reconveyance when the note is paid off.

For Kitsap County, who do you recommend for routine collection and servicing of Promissory Note installment payments? We are looking for this service to also take care of taxes and potentially insurance, in addition to providing escrow services for reconveyance when the balloon payment is made.
