Dear All:
Seller-financed transaction. Borrower defaulted on the Note and Deed of Trust. Seller initiated a nonjudicial foreclosure. Trustee gave all appropriate notices by all means required by statute. Trustee Sale was conducted on June 20, and a third party purchased the property.
Fast forward to August 2 (yes, that is a Saturday). A Person, identifying themselves as acting on behalf of the Borrower, sent an email to the Trustee demanding "foreclosure records related to the property," and says, "this request is made pursuant to RCW 61.24." Person says that the request is related to "serious concerns regarding procedural irregularities and lack of notice." Person is not an attorney, at least in Washington state.
Trustee is confident of the propriety of the transaction and is not reluctant to defend the process as against Borrower. But what are the Trustee's obligations to the Person?
Thanks.
