[WSBARP] Mobile home issue

We are trying to eliminate title on a mobile home.  The lien holder on the title is/was an entity that ended up being DiTech, who went through Bankruptcy and there is no successor holding the lien position.
The property owner does have a color copy of the title with original signatures by Dynex Financial (who held the interest at the time), but of course DOL will not approve using a copy of the title.
Does anyone have any experience with this situation?
We would appreciate hearing about your experiences!

Beginning January 1, 2024, recording fees for most documents recorded in Washington will increase by $100.
