[WSBARP] Contract / Lease for Billboard

Hi, folks.
I'm reviewing some contracts for a client. One of them is for a large billboard that is on a property they recently bought. The lease has expired since the original property owner entered into it. So it may be an opportunity to make improvements in terms on a new lease, or at least update them.
Two questions if anybody has some knowledge to chip in:

1.     Anybody have a model contract for this kind of advertising space lease I could look at?

2.     Any suggestions for how to check the general market rate for billboard advertising?
