[WSBARP] Odd deed reservation

Listmates.  I have a do it yourself property sale from many years ago that the Grantor deeded the property subject to exceptions contained in "Exhibit B".  Exhibit B among other things has a full copy of the purchase and sale agreement which contains a hand written sentence saying the Seller gets a life estate in the mobile home he lives in on the property.  The property is 20 acres.  Sooo...  Is this a valid life estate?  If so is it the entire 20 acres or just the mobile home and some reasonable amount or space around it?   Your thoughts are appreciated. Thanks,  Craig
