I highly recommend Evan Loeffler. He has vast experience in this area on both sides. But I believe he will tell you that a unlawful detainer can take up to eight months these days, and he prefers to bring ejectment actions instead as that can be much faster, but it is a real problem these days. Dear Colleagues:

PC moved out of state for a few months to take care of his mother.  When he returned to his home in West Seattle, he discovered squatters.  He engaged another (unidentified) law firm to remove the squatters, however, they were reportedly unsuccessful at accomplishing that.  Just yesterday, PC received a letter from the City of Seattle identifying the property as "abandoned."

Who amongst you has successfully and efficiently removed squatters from someone's property?
