[WSBARP] Decoupling from HOA and CCRs

Hi all,

I'm working with a landowner who is de-annexing from an existing HOA and
its governing CCRs (with the cooperation of the HOA, of course).  I
anticipate effecting this via an amendment to the Declaration, and am
curious if anyone has a template for such a de-annexation, or any words of
caution as I proceed.
