[WSBARP] Quitclaim Deed with Reservation of Life Estate

Thank you for chiming in.  At this point, my Client is planning just to use a straight Quitclaim Deed and enter into an agreement with the Grantees (his children) for him to live there until he is no longer living.

Why not use a TOD deed?  With a TOD there shouldn't be any step up in basis issue.

Do any of you have an example of such a deed that you would be willing to share?  Grantor wants to continue to live in the property until s/he dies.

When Grantor does die, will the Grantee get a step up in basis?
