[WSBARP] Trustee Guarantee

I'm frustrated.  As part of a non-judicial foreclosure, I ordered a trustee guarantee.  The debtor came into my office on a Friday afternoon and paid the full amount due.  The following Monday, the title company sent me the guarantee via email.  7 days later, I notified the title company that we would not be proceeding with a non-judicial foreclosure because the debtor had paid in full.

The very next day after that, I received an invoice from the title company for roughly $1,500.

Have others had this experience?  Is there anything I can do about this other than pay the invoice?
