Subject: [WSBARP] Quiet title referral- Pierce Co.

Hi all

I am looking for someone who may be interested in a possible quiet title matter in Pierce Co.

Scenario is: Daughter owned property outright. In 2010 she put her dad on title via a quitclaim, having as consideration "to facilitate financing". Loan is taken out in both names and ultimately was paid off. Meanwhile, dad died (in about 2013 or so). Loan was paid off after he died. Daughter then (in 2020) takes out another loan, just in her name, then herself dies (recently). Dad's estate was never probated. He had a will and a living trust, with the will stating everything went to the trust.

Rather than probate dad's estate, we'd like to do a quiet title in favor of daughter's estate, on the basis that dad's interest was never intended as a conveyance, only for security purposes, and the subject loan has been paid. His heirs apparently are in agreement, but there are 15-20 of them and we don't want to do that many quitclaims if we can help it.
