If possession and closing are the same date then their purchasers responsibility and or benefits as to the type of proration involved commences as of the date of closing which is the date of possession which is usually the same if the date of  possession is different than the date of  closing than the purchase and sale agreement should specify what date is to be used for the proration either closing or possession

Geez, I have been practicing for 35+ years, but want to double check my recollection on something.

In a King County commercial closing, when pro-rating rents, who receives the rents that accrue on the date of closing, buyer or seller?
