[WSBARP] Correcting Parcel Number on Deed

Well folks, this is the second time I have run into this situation in the past year.  Client owns real property with a tax parcel number of 12345.  Client's neighbor owns real property with the tax parcel number of 12349.  Client's neighbor executes and records a deed for their property to a third party.  However, the deed incorrectly lists the parcel number as 12345, the tax parcel number of Client's property.  Upon discovery, Client's neighbor records a corrected deed that shows the proper tax parcel number of 12349.  End of story?  Not really.

When researching Client's property, the tax records show that the most recent conveyance of title for Client's property was to the third party.  This leads some who do not know any better to conclude that the third party owns Client's property.  It also results in the tax bill being sent to the Client's address but in the name of the third party.

To avoid this in the future, whenever I rerecord to correct the parcel number, I plan to clearly reference both the incorrect and the correct parcel numbers on the cover sheet and on the REETA so that the tax records show the rerecorded deed.

To fix the Client's problem described above, it looks like we will need to find the third party and have them execute a Quitclaim Deed in favor of the Client.  (The county is unwilling to fix the problem internally.)

Question: Do any of you have any other ideas for how to fix the Client's problem?
