[WSBARP] Restrictive Covenant?

Hi Listmates:
Client wants to create a memorial garden for his deceased son on his fairly large property.  He also wants to ensure that the memorial remains in perpetuity and cannot be removed or the memorial plot (1/4 - 1/2 acre - not a cemetery) developed or built upon by subsequent owners.  Has anyone created something like this that would be willing to discuss it as to the appropriate documentary vehicle?  Thanks!Tom
