Jeff,      The issue on what to do with abandoned mobile/manufactured homes has come up on this site with various thoughts about solutions. I am not sure about a 5th wheel. Mobile homes have VIN numbers, so you would think that RCW 46 would cover it. DOL says no, you cannot treat them like an abandoned vehicle. The abandoned property statutes only deal with intangibles. However, there is a small body of case law dealing with abandoned property. Essentially, if there is no intent to retrieve the property, it is deemed abandoned. You then get into the question of, how do you determine that.        What I do is include it within my pleadings, something to the effect that if they do not retrieve the property within 30 days or similar, it will be deemed abandoned. I then end up with a court decree that confirms that. I have used that process maybe 20 times and never had an issue. Almost always I am dealing with a very old mobile home that needs to be trashed. So after we get the decree, the thing is dismantled and taken to the dump. Even if the thing is somewhat functional, the cost to move it is more than what it is worth. The one huge concern is asbestos in old mobile homes. You need to go through a permitting process and a failure to do so is subject to criminal penalties. I had a client that learned that the hard way,

Successfully removed a tenant from their RV/Manufactured Home under RCW
59.20.  (this is an old 5th wheel that theoretically can be towed but most
likely will fall apart).  I see no provision in RCW 59.20 as to what the LL
can do with the titled unit.  How can the LL get title?  Are these treated
like abandoned cars; fill out the sheriff form and their tow truck guy comes
and gets it?  What happens to the true manufactured home that is affixed to
the ground?
