[WSBARP] Co-occupancy lease agreement template needed

Actually, if anyone has a recent normal Seattle lease with all the disclosures (non-roommate situation).  I wouldn’t mind going through it for my own benefit.  Thanks.

Good Thursday morning to you, fellow Real Property Listserve members:

I am hoping that one of you may have a template that you would be willing to share a lease agreement where a single tenant will be sharing common areas (e.g. kitchen, living room, laundry room, yard) with the landlord/owner, who will be also occupying the same home.
The tenant will have exclusive use of one (1) bedroom and its adjoining bathroom, but have the right to equally share in the use of the home's common areas, both inside and outside.

Landlord/owner and tenant are agreeable to a 6 month lease, but also agree that it will be terminable on 30 days notice by either side for any or no reason given the personal nature of the interactions between the two housemates/occupants.

Obviously there will need to be an understanding, in the lease, or otherwise, about household chores and cleaning of common areas, scheduling of gatherings and use of common areas to avoid conflicts to the extent possible, etc.

The property is in the City of Seattle (which may affect the landlord's right to terminate such a co-sharing lease with 30 days notice for any reason).
