[WSBARP] Right of first refusal/view easement

All,

I have a PC that wants to approach his neighbor with a Right of First Refusal, so if neighbor ever decides to sell PC gets first crack at it. As an additional matter, he would like to see if neighbor is agreeable to granting PC a "view easement". Essentially, neighbor has trees that if overgrown, could impede PC's view.

Would anyone have any suggestions, templates or ideas of where to start with the ROFR or view easement? I have seen ROFRs within leases and other documents, but not as a stand-alone document. Any thoughts or suggestions would be appreciated!
