[WSBARP] Fulfillment Deed ?

List mates:

We represent client who is the PR for mothers estate. Mother sold a separate lot back in 2007 to grandson, everything was paid for at escrow and grandson  paid off lot in full in 2019. However there is no deed recorded on property of grandson legally owning it. Do I need a warranty fulfillment deed ? or other type of deed of reconveyance Excise tax was already paid. Any help would be greatly appreciated.
