[WSBARP] Commercial landlord - restaurant shut down issue

Hi all,

A commercial landlord needs to shut down a restaurant tenant for about six
months to conduct an remodel overhaul of the building to
accommodate another tenant. There is no way to do this without shutting
down the restaurant. The restaurant and the landlord are teetering on the
edge of litigation. Commercial landlord does not expect the restaurant to
pay rent during the shutdown, and LL knows a settlement may need to occur
to compensate the restaurant.

Any guidance or thoughts on whether 60-day notice to shut down operations
would be sufficient, and/or advice on handling similar situations?
