[WSBARP] Home Seller leases property back short term

If it’s a tenancy, what notice should be given; a 90 day notice of intent to sell; its been sold; I guess a 90 day notice of intent to move in?  3 day notice as a squatter?

Wouldn't you at least start with an unlawful detainer? Yes, that might be a dead end, but I think you try it regardless. You have a signed lease and so it is arguably a tenancy, and if not a tenancy then it is a disaster...
