I agree: a superior court judgment is sufficient to remove the improper deed
from the chain of title. I also agree that a certified copy of the judgment
should be recorded so that the judgment is more easily picked up.

So far as I'm aware there is no way to remove the document from the public
record. The court should enter a judgment declaring the deed improper for
whatever reason and declaring it to be of no force and effect. The judgment
should have indexing information on the first page as affecting real
property per RCW 4.64.030(2)(b)
om&to=j.mccrady at pstitle.com&url=https://app.leg.wa.gov/RCW/default.aspx?cite
=4.64.030> . That way a title company will pick it up. Optionally a
certified copy of the judgment also could be recorded with the Auditor.

Sincerely,

Eric

A superior court ruling, after trial, found a rerecorded deed improper and
order the party filing it (not my client) to remove it from title. How do
you remove a deed from title?
