[WSBARP] Lease indemnity clauses

In Commercial not residential leases I'm seeing more indemnity clauses where the tenant agrees to indemnify the landlord for the negligence but not gross negligence of landlord and this is not separately negotiated. Is there any issues with its enforceability thanks
