3 day notice to quit under RCW 59.12.030(6) to the unauthorized occupant + 10 day notice to comply or vacate (cite lease provision that doesn't allow other occupants than named tenant) to the named tenant. 

 

However, some areas (well, a lot of them actually) are prohibiting landlords from disallowing some types of "other occupants" such as immediate family members. "Immediate family" is often a very broad definition that goes beyond what I think the average person would consider "immediate family." So you need to know your local landlord/tenant code on that front.

Tenant has violated terms of lease and let others, without LL’s approval, occupy the premises.  In looking at the various notice provisions, I find RCW 59.12.030(4), RCW 59.18.170, 180, and 190.  Does one give a 10, 30 or 60 day notice to comply?  Your experences.
