[WSBARP] How reasonable is the Landlord in listing rental for sale

Listlmates,

 

I knew this issue would come up.  Clients, LL, evicted tenants under a
90-day notice to sell.  It took several days, after the tenants were out, to
actually get all of the tenants' usable stuff back to them.  It took an
additional two weeks to remove the junk.  Now the place needs extensive
repairs before it can be listed for a reasonable price.   In looking at RCW
59.18.650(2)(e)(i), and the rebuttable presumption, have any of you dealt
with this situation, which I know comes up quite a bit, where a tenant
leaves the place a mess.  Of course, clients must document the damages, and
assuming they do, any court of common sense will give the LL time to repair.
Otherwise, LL's will list the property at a substantially reduced price.
