[WSBARP] Cash for Keys Agreement

Listmates,
Have any of you done a cash for keys agreement with tenants that you could
share. Client is adamant that there should be default provisions. I am
very leery of putting in any such clause for fear of violating the new laws.
A good question was could you combine a 90 day notice to vacate (for sale or
occupancy) if the tenant violates the contract?
